I love January as it feels like the perfect time for a  mind, body and home check. After the purge of Christmas when the decorations have come down I do my stock check of the house to see what I want to finish, improve and start this year. It feels like 2017 will be an exciting year as well. I thought I’d share my goals with you – partly as it will give me that added pressure to actually fulfil them! Builder bashing In one of my earlier posts it could have come across that I thought all builders need to be managed with kid gloves. I wanted to point out that I’m not a builder basher and that there are just a few that let the side down! Out on the tiles I’m not going to lie to you, in my day I was a bit of a party girl. In recent years though the phrase ‘Georgina’s out on the tiles’ tends to mean a different thing! If you can’t see the video click here.   Having moved 21 times and viewed many potential investment properties, it goes without saying I have poked my nose around a fair few places in my life. This list has been many years in the making starting from as far back as when I was 8 years old, so I thought it might be worth sharing with you.   Know your particulars inside out By that I don’t mean your inside leg measurement! Being prepared means you are more likely to notice the important points that won’t be on the estate agent’s details.  Come armed with questions and don’t let them shy away from answering them. Don’t take those particulars at face value – I once viewed a house which said it came with a garage which turned out to be one that the vendor was merely renting and wasn’t even guaranteed! 2. First time bidding I’ve been keeping an eye on the market lately as I look to build my buy-to-let portfolio and it struck me that many people are scared when they first go to auction because they don’t know what to expect.. Your first time bidding at auction can be a scary, but thrilling experience. As I can’t be there with you to hold your hand I thought it could be helpful to give you some pointers so you can make the most of your maiden voyage. Practise As you step through the door for your first time buying you should have already practised by attending at least one other to get your nerves out of the way when it doesn’t matter. You could even pick a property to bid on in your head – just sit on your hands though in case you get carried away! The auction house will release a catalogue of all the lots about a month beforehand, so you have plenty of time to view any relevant properties. Do this thoroughly and…

My House Renovation – Before and After Fest

The house renovation that inspired this blog I thought I’d dedicate this week’s post to the house renovation that inspired me to launch this blog in the first place. I have renovated a number of places now and can’t seem to tear myself away from Victorian properties, despite how much trouble they can be. The current one, which I am just coming to the end of, is definitely the largest I’ll ever want to attempt… …actually I’ve just remembered the next property I have my eye on – that one’s for a future blog though as it’s not even on the market yet! It does feel a little like an addiction, particularly as I just find the ‘finishing fix’ so satisfying. Procrastinating property I managed to just put off writing my first blog for another five minutes by reading ‘The Professional Painter & Decorator’ magazine (which is amazing in a raw, not a ridiculous amount of adverts kind of way), which I got free from my beloved local Brewers. I think it was meant to be free. Well I didn’t pay for it so it was free for me.
