Let’s face it, how often do we get to say somewhere is a hidden gem in the UK?

So can you imagine my elation when I came across Cambridge’s newest district Great Kneighton?

CALA Homes did invite me as they wanted me to make a video for them, but I was genuinely impressed by this new build property.

When I go through the location benefits you will see why it inspired me to do cartwheels for the first time in about 20 years…sober that is!

Really Great Kneighton

Great Kneighton is in Trumpington, which is just 2.5 miles from the centre of Cambridge – only a 10 minute bus journey away.

Although you have all the mod cons of a new build, it’s set beside a 120 acre country park and a water reserve. Most of the homes there have a view across these.

The countryside on your doorstep also gives you that really important feeling of space and nature, not enjoyed by many new estates in my experience. I couldn’t get over how many butterflies there were!

I don’t know about you, but I always want to be near some kind of café and shop. With this place you’re spoilt as there’s a new central square, just a short walk away, called Hobson’s Square. It’s being built currently and will provide shops, cafes and restaurants, a community hall, health centre and library. I can see this being a real hub.

Great for the kiddies

If you have children, or plan to, there’s a play area, a good choice of schools, both state and independent, and Trumpington College.

Great for work/ life balance

For the worker bees, it has easy access to London on the M11 and M25, only taking 45 minutes by car. Of course, from Cambridge station there are also frequent train services to London Kings Cross, taking 55 minutes, and to Liverpool Street, taking 1 hour and 20 minutes.

If you work on the Cambridge Biomedical campus or at Addenbrooke’s Hospital, you couldn’t ask for a better situation! I feel I have to point out it may be beyond the budget of a single nurse though.

There’s also Google and Facebook nearby (not just talking about your phone of course!).

I had a nose around the Skylark townhouse, which is a 5 bedroom home on 3 levels, with a garage.

The first thing that struck me, was as you walked through the open plan kitchen, dining area and lounge, the far wall of bifolds gave you a view onto the terrace, backed by a beautiful exposed brick wall.

This gives the downstairs area an amazingly open feel, and I can imagine it will benefit from good light throughout the year.

The kitchen is sophisticated and contemporary, with a large island. It’s the perfect situation, whether you’re cooking for the kids or guests as everyone can be in the same room comfortably.

The great outdoors

Open out the bifolds fully and you get that marvellous flow onto the spacious terrace. That’s when I genuinely said ‘wow’ as I looked up and realised it was on two tiers, so you have a further space up some stairs – a real sun trap in this particular location!

CALA homes: terraceThis really appeals to me as although there was plenty of greenery to make it feel like an oasis, it’s all easy to maintain.

By the way, if you are green-fingered there are allotments available next door – I’ll leave that to you though…but am happy to eat any excess veg you may have!

Just as great upstairs

I think something that really struck me when going upstairs was just how spacious this place is. It’s 2,400 sq ft so there is a lot of room on paper, but it also feels really cosy and homely – very cleverly designed.

I loved the fact although it’s very modern, it’s not boxy, but oozing character. It really has a boutique feel to it.

The master bedroom has an interesting shape, really taking advantage of light. It also has a huge ensuite.

Incredibly there are 4 further bedrooms, 2 more bathrooms and a downstairs WC.

What I was not expecting, was a sitting room. The lounge off the kitchen is so substantial I didn’t think there would be another living space. The sun streamed into this room and I loved the Juliet balcony taking advantage of the view.

I don’t know if you’re getting this, but I was really quite taken by this place!

    Great design I just wish more architects would think outside the box.

    • It’s an interesting one isn’t it as it’s so subjective but architects hold our landscape in their hands!
